An Analysis on Mixed-Use High-Rise Residential Buildings: Three Case Studies Based on Green Building Evaluation Categories

Abstract

This paper analyzes three mixed-use high-rise residential buildings in Istanbul claiming to be green, based on evaluation categories of LEED. By taking LEED as a model, with the guidance of suitable sustainable design criteria for this building typology, a survey of 53 questions was prepared. The projects were evaluated by the answers of authorities, related drawings and certificates, and observations made at project sites. Based on LEED’s system, the questions were grouped under five categories. According to the performances to fulfill expected criteria, percentages of achievement under each category were calculated for these projects. In this context, the objective of this study is to find out the priority order of categories for this building typology. The hierarchal order based on the success levels under these categories was compared with the order set forth by LEED authorities. Finally, it was found out that energy category did not receive enough emphasis as required. Moreover, important issues regarding this finding were pointed out.
